All private developers, who undertake commercial, residential or any other projects, will soon have to mention the age of their project at the time of submitting the building plan.

The decision has been taken in view of the hazratganj building collapse incident which resulted in three casualties in January.
Getting clearance for the strategy to ensure proper structural safety of the buildings with four or more floors will be an important agenda of the LDA board meeting scheduled on April 10.
The authority will also empanel a group of experts who will certify whether buildings are structurally safe on a regular interval once the map gets approved and the shelf life mentioned in the building plan is approaching its end. The authority will move the proposal before the government once the board approves it.
LDA’s vice-chairman Indramani Tripathi said, “Post completion of the building, the first audit will be conducted after a period of five years. The audit will be conducted at regular intervals thereafter and the concerned developer or the association of the unit owners which maintains the property will be liable to bear the repairing expenses.”
The procedure has been evolved for residential, commercial and all other kinds of properties which have four or more storeys.
LDA has so far approved the 1,050 buildings (all categories) which are at least four-storey high. The count of the buildings and structures that have been constructed in an illegal manner is not known.
LDA believes that the move will lead to improved quality of construction within the real estate sector.
“LDA has already created a system under which the maps and plans of a high-rise building are vetted by a panel of experts from reputed government agencies and institutes. However, all the stakeholders in the industry will also have to pay focus on the kind of construction material being used right from the beginning.
