UP-RERA Implements 48-Hour Document Submission Rule for Hearing Efficiency

The Uttar Pradesh Real Estate Regulatory Authority (UP-RERA) has instituted a significant change in the process of submitting documents by involved parties. Going forward, parties must upload relevant documents, objections, or counter-objections a minimum of 48 hours before the scheduled hearing in RERA benches.

In an effort to streamline proceedings, UP-RERA has decided to restrict the document upload feature two days prior to the hearing. This adjustment aims to provide ample time for RERA benches to thoroughly review case files, ultimately facilitating the prompt resolution of complaints.

Sanjay Bhoosreddy, Chairman of UP-RERA, highlighted the authority’s utilization of e-courts for conducting complaint hearings, where parties participate virtually. Through their dashboards, parties can submit written statements and supporting documents online. The decision to enforce a 48-hour document submission deadline stems from the challenges faced by both RERA benches and parties due to delayed filing, sometimes occurring just as the hearing commences.

This tardiness often results in the opposing party having insufficient time to respond and prepare their case adequately. Additionally, RERA benches find themselves lacking the necessary time to comprehensively study the case, leading to adjournments for the other party’s reply. Chairman Bhoosreddy emphasized that such situations contradict the core purpose of RERA, which is to swiftly adjudicate cases and deliver justice to those aggrieved.
