From Location to Lifestyle: Developers Rethink What Today’s Homebuyer Wants

342 Proposals Housing Sales Greater Noida Mumbai Airport Expansion Second Home Market

A well-connected address and a generous floor plan remain important to a home purchase. But the proposition developers must now present goes beyond the apartment itself: what will living here actually feel like? Across NCR’s residential corridors, the conversation is expanding to include space to exercise, places for children to play, opportunities to meet neighbours and the convenience of managing everyday needs.

Connectivity brings a neighbourhood into consideration; the quality of everyday living must help justify the purchase. JLL’s Q2 2026 residential report provides the backdrop. Delhi NCR recorded 10,021 home sales during the quarter, with Gurugram accounting for 43% and Noida contributing 36%. Demand in Gurugram was concentrated in corridors including Dwarka Expressway, Golf Course Extension Road and New Gurgaon. The report also recorded average NCR residential capital values of ₹8,333 per sq ft, up 9.4% year-on-year, even as sales moderated by 9%. Rising prices alongside softer volumes suggest that developers must make the additional value of their offerings understandable.

For developments along Noida Expressway and in Sector 150, the lifestyle proposition centres on how much of a project’s promise becomes part of a resident’s normal day. Walking areas, shaded seating and spaces for recreation offer a more tangible expression of wellness than an elaborate amenities inventory. Facilities for children, working adults and older residents must also coexist without making the development feel fragmented.

Prateek Tiwari, MD, Prateek Group, said, “The conversation around a home is moving from how much space a family owns to how well that space supports everyday life. We believe wellness should begin with the fundamentals: daylight, ventilation, usable green areas and places where residents can walk or unwind. For developments along Noida Expressway and in Sector 150, the opportunity is to make these elements part of the residential experience rather than decorative additions. Buyers should be able to recognise value in the quality of their daily routine, not simply in a longer list of amenities.”

Dwarka Expressway’s importance is visible in current development activity, with JLL identifying it as a concentration of new residential launches in Q2 2026. For projects across Dwarka Expressway, Southern Peripheral Road (SPR) and New Gurgaon, connectivity becomes more convincing when accompanied by access to schools, healthcare, shopping and workplaces. Within developments, convenience also depends on shared spaces that support interaction without compromising privacy.

Ashwani Kumari, Pyramid Infratech said, “For a family buying a home, convenience is ultimately measured in time saved and effort reduced. Along Dwarka Expressway, SPR and in New Gurgaon, access to workplaces, schools, healthcare and everyday shopping can make a meaningful difference to daily life. Within the development, shared facilities and spaces for neighbours to interact can strengthen the sense of community. The priority should not be to add every possible amenity, but to create a neighbourhood that works across different ages and routines while keeping maintenance costs transparent and manageable for residents.”

The available market figures establish higher prices, not a measurable willingness to pay more for individual lifestyle features. JLL’s Q2 2026 data showed annual capital-value growth of 10% in Gurugram and 7.1% in Noida. Usable spaces, dependable services, greater privacy and convenience that continues after possession may influence buyers’ choices between competing projects. Smart access, efficient lighting and responsive maintenance are valuable only when they fulfil practical needs.

Mohit Gawri, VP, Rise Infraventures Limited, said, “A luxury home must justify its price through quality and experiences that remain valuable after possession. We see the strongest proposition in thoughtful layouts, privacy, dependable services and technology that solves practical problems rather than adding complexity. Smart access, efficient lighting and responsive maintenance can support that proposition, but execution matters more than novelty. Buyers evaluating an upgrade should look beyond the launch presentation and consider how the development will perform over time. For developers, the challenge is to translate an aspirational promise into consistent quality, with clear accountability for the experience.”

The competitive question is shifting from how many features a development can advertise to how convincingly those features work together. Location still opens the conversation. Layouts, landscape, social infrastructure, community spaces and service quality must carry it forward, turning the promise of a better lifestyle into something residents can experience every day.
