According to research by ANAROCK, Sohna Road witnessed a 74% rise in capital values between the end of 2021 and Q2 2025, making it one of the strongest-performing residential corridors in NCR during this period. The report also highlighted a significant increase in rental values, reflecting growing end-user demand and strengthening market fundamentals.

A Market Benefiting from Lifestyle-Led Demand

Beyond infrastructure-led growth, Sohna’s appeal is increasingly linked to the lifestyle it offers. The presence of the Aravalli landscape, comparatively lower-density development and availability of open spaces have positioned the area as an appealing alternative to more congested urban corridors.

As homebuyers place greater emphasis on wellness, green surroundings and balanced living environments, residential destinations that combine natural settings with urban convenience are gaining preference. Sohna has benefited from this shift, with many residential projects focusing on integrated living, expansive green spaces, and lifestyle-enhancing amenities. This evolution in buyer preferences has further supported the growth of premium housing in the area, underscoring the market’s increasing maturity and long-term potential.

As infrastructure continues to grow, these corridors will evolve into independent micro-markets with enhanced social and commercial systems. _This segment provides a balanced option for both end-users and long-term investors—consistent growth, lower entry expenses, and practical utility. Growing Relevance for Senior Living

Sohna’s evolution is also creating opportunities in specialised residential segments such as senior living. The combination of open spaces, a relatively peaceful environment and improving connectivity aligns well with the needs of India’s growing elderly population. Policy support is further strengthening the segment. Recent measures by the Haryana Government aimed at encouraging retirement housing development are expected to improve project viability and attract greater participation from organised developers.

As the senior living sector continues to mature, locations that offer a healthier and more community-oriented living environment are likely to witness increased demand. Backed by its natural landscape and long-term development vision, Sohna is emerging as a preferred destination for buyers seeking a balanced lifestyle.

A recent study by Colliers identified Sohna as one of Gurugram’s most promising emerging micro-markets and projected property appreciation of up to 1.6 times by 2030, supported by infrastructure improvements, planned development and growing residential demand.

As connectivity improves and urban development progresses, Sohna is increasingly being viewed not as an emerging alternative, but as a residential destination with its own distinct identity and long-term growth potential.
